WHAT WE INSPECT

It's important to note for sellers and listing agents that certain items listed on this page must be accessible for the inspection.  They may need to be reminded especially if you've toured the home and can see blocked access areas for attics; water heaters; crawlspaces; fireplaces; windows in bedrooms (for emergency egress test); stored items on balconies and around home including carports; clear path from garage door opener switch to vehicle door; electric panel boxes; gas meters; AC units; dishwashers, ovens and microwaves used as storage (should have items removed), etc.  Not being able to inspect these items will hinder you from receiving a complete inspection and the ability to make an informed decision.  We don’t move other peoples’ things for liability reasons. You (or the seller) may have to incur further cost of a re-inspection if you choose to have one performed for the inaccessible area(s).

Structural

Foundation, Grading & Drainage, Roof Covering (I make every attempt to walk the roof), Roof Structure; Attic & Crawlspace (where accessible), Walls, Ceilings & Floors, Doors, Windows, Stairways, Fireplace & Chimney, Porches, Balconies, Decks & Carports.

electrical systems

Service Entrance & Panels, Branch Circuits, Connected Devices & Fixtures.

Heating & Cooling; ventilation

Heating & Cooling Equipment (weather permitting for some AC systems), Duct System, Chases & Vents.  Manufacture dates are noted if placards are intact. 

Plumbing systems

Plumbing Supply, Distribution Systems & Fixtures, Drains, Wastes, and Vents, Water Heating Equipment (Manufacture dates are noted if placards are intact), Hydro-Massage Therapy Equipment.

appliances 

Dishwasher(s), Garbage Disposal, Range Hood & Exhaust, Stove, Oven & Cooktop, Microwave, Mechanical Vents & Heaters, Garage Door Openers, Dryer Venting.

optional systems

Outbuildings.  We can give cursory overviews of: Sprinklers, Pools, Hot Tubs, Spas, Wells & Septic Systems.
