No extra charges for items like sprinkler systems, mileage, special equipment or crawlspaces etc. Additional outbuildings and/or detached garages to be inspected are understandably, a small extra fee. As with any experienced, specialized, & highly recommended professional, I have earned a great reputation. I’m not the least expensive; however I am also not the most expensive either; that’s just not ethical in my book. Experience & Expertise matters! Over 1,000 inspections performed. Nearly 20 years combined experience as a TREC licensed Professional Home Inspector (the highest level offered by the Texas Real Estate Commission), a residential construction framing foreman, a commercial property & building maintenance supervisor & residential - commercial property insurance inspector.
Comprehensive & Detailed. I utilize my 1,000 point checklist, in addition to the inspection form required by TREC . Detailed report, emailed within 24 hours or less (usually same day) of completed inspection including digital pics & any instrumentation readings used for inspection
Professional. I utilize the latest, most reliable & accurate technology: Infrared thermometer, electronic gas leak detector, moisture meter, voltage sniffer, water pressure gauge, etc. Don’t be led astray by gimmicks or hype. Inspections are scheduled Monday-Saturday at 10 am or 2 pm, but will try to work with your schedule. We are quality rather than quantity oriented. We typically schedule only 2 inspections per day to dedicate time for your thorough inspection, questions & custom report writing.
We make it simple for you. We coordinate appointments with experts in their field for: Laboratory tested well water, private well water & septic system performance, & WDO (wood destroying organisms e.g. termite) inspections.
Integrity. I am insured, & have SUPRA Ekey access for 25 counties of the Austin & San Antonio markets & their surrounding areas. I am an approved member of CSS & 4 Rivers Association of Realtors, CTXMLS, Texas Association of Realtors & the National Association of Realtors.
